300 - Celebrating 300 Episodes: Our Favourite Campfire Moments

For this 300th episode, Veronica and Meighan look back at some of their favourite moments from Campfire, the weekly live group mentoring sessions where real buyers bring real properties, contracts, auctions and buying decisions to work through. Across these stories, they explore the recurring "aha moments" that can help buyers move from uncertainty towards confident decision-making.

🔎 When Research Stops Being Progress

Research is an important part of buying a home, but spending more time scrolling through listings doesn't necessarily mean you're getting closer to a decision. Kate and Joel provide two different examples of how buyers can become stuck in research when they haven't yet worked out how to organise their thinking.

For Kate, the challenge was decision fatigue and uncertainty about where she wanted to buy. Working through her options helped her recognise that Sydney was where she wanted to be and avoid pursuing a property with significant red flags. Her experience highlights the difference between guessing and understanding, and why confidence comes from having a process behind your decisions.
 
Joel's story shows another side of the same issue. Despite saving hard, researching suburbs and learning about the buying process, he remained stuck because he was focused on buying a house without considering whether that lifestyle actually suited him. Once he questioned that assumption, a different way forward became possible.

🚪 Knowing When to Walk Away

Finding a property you like can make it difficult to remain objective, particularly after spending money and time on inspections and due diligence. This episode explores why walking away can sometimes be an important part of the buying process.

One Campfire example involved an apartment where renovations appeared not to have the necessary strata approval. Rather than allowing the desire to buy to override those concerns, the buyer was able to step back and investigate further before deciding whether to proceed.

🏡 Looking Beyond "Same, Same" Properties

When many properties appear similar, it can be tempting to settle for whichever one comes along. The episode looks at how buyers can use their research to identify what makes one property different from another.

One buyer became increasingly focused on floor plans, outdoor space and other features that could make a property more suitable and distinctive. Pricing research provided evidence that better options did exist, helping her stay patient rather than buying simply because she was tired of looking. Another buyer used a similar framework to identify a more unique apartment in a market with many similar properties.

🔄 Why Your First Plan May Change

Your initial property buying plan is a starting point, not necessarily the final answer. The episode explores how getting out into the market can test your assumptions and reveal where you may need to change your position, property type, price or location.

Nathan and James, for example, found that the suburbs they initially wanted were becoming difficult to access. Rather than compromising on the type of property that mattered most to them, they changed their target suburb and discovered new opportunities that suited their lifestyle.

💬 Whose Property Advice Should You Listen To?

Friends and family often have good intentions, but their advice may be based on their own experiences, priorities or assumptions rather than your circumstances. HBA300 explores how buyers can identify those outside opinions and assess whether they actually apply to their own situation.

Luisa's story also shows the value of patience, persistence and building relationships with property agents. After facing significant challenges, she continued turning up, stayed clear about what she wanted and eventually found an off-market property that suited her.
